We stock and install Elite-compatible welding and fabrication components for gate systems across Tampa, with most replacements running between $220 and $650 installed depending on the part and your gate’s configuration. We keep the most common Elite hinge brackets, weld-on post mounts, and gate frame reinforcement kits on our trucks, so a fair number of jobs are done the same day. The way most Tampa owners discover a failed part is straightforward: the gate starts dragging on one corner, makes a grinding sound at the hinge, or develops a visible crack at a stress point that wasn’t there last season.

Elite gate hardware is built to work hard, but our climate does things to welded steel that drier parts of the country never see. Salt air off the bay, afternoon thunderstorms that soak the bottom rail, and soil that shifts with the water table all put unusual stress on weld points and mounting brackets. We see the results of that stress every week, and the fix is usually a specific part, matched to the model, installed with the right prep work so it doesn’t fail again in twelve months.
Which Elite Models This Applies To
Elite gate operators and hardware appear across a wide range of Tampa properties, from driveway swing gates on Davis Islands to pedestrian gates in Westchase and Carrollwood. The welding and fabrication work we do generally falls into three buckets: hinge and bracket replacement on Elite swing gates, frame reinforcement where a weld has cracked at a load point, and custom fabrication when an Elite gate’s mounting points don’t line up with an existing post or column.
Here’s the compatibility reality worth knowing before you buy a part: Elite has changed bracket spacing and hinge pin diameters across their product generations, and a hinge assembly from a 2015 Elite swing gate won’t always drop onto a 2019 model. We identify the right part by the serial plate on the operator housing and by measuring the existing weld points on the gate frame. When the original Elite weld-on bracket is no longer available, we use aftermarket equivalents that match the original steel gauge and hole pattern. The honest truth for Elite owners: a quality aftermarket bracket that’s properly welded and primed will outlast an OEM part if the original was under-speced for the gate’s weight, and we’ve had to make that call more than a few times.
One compatibility gotcha we run into regularly in Tampa: gates installed near salt water, especially along Bayshore Boulevard and out toward the Courtney Campbell, need stainless or at minimum coated steel brackets. Plain zinc brackets rust at the weld seam within two years, and no amount of paint covers that up. We account for the proximity to salt when we spec the part.

Signs Your Elite Welding & Fabrication Is Failing
- The gate sags at the latch corner. This almost always means the top hinge bracket has started to pull away from the gate frame. The weld itself is usually fine, but the metal around it has fatigued from thousands of open-and-close cycles, and the crack spreads a little more each week.
- A grinding or squeaking noise that gets louder when the gate is wet. Water gets into the hinge pin area, breaks down the factory grease, and starts the rust cycle. By the time you hear it, the pin and bracket are both worn, and lubricating is just buying a month or two.
- Visible rust weeping from a weld seam. That orange drip line along the bottom of the gate frame is the canary in the coal mine. The inside of the tube steel is holding water, and it’s working its way out through the thinnest point, which is almost always the weld. In Tampa’s humidity, this progresses faster than most owners expect.
- The gate shudders or bounces when the operator starts to move it. When a weld-on mount loosens even a quarter inch, the operator’s push becomes a hammering motion. You feel it as a shudder. Left alone for a few months, it usually cracks the operator mount plate or strips the drive coupling.
- A hairline crack you can only see when the gate is in motion. The crack closes when the gate is still and opens under load. If you suspect one, have someone open the gate while you watch the seam near the hinges and the operator mount. If you see a dark line appear and disappear, that’s a stress fracture already under way.
Replacement Cost & What’s Included
In Tampa, Elite hinge bracket replacement with the new part welded in and the gate re-hung typically runs $220 to $380. Full frame reinforcement, where we cut away the cracked tube steel and weld in a sleeve or gusset, generally lands between $350 and $650 depending on how much of the existing frame is salvageable. Custom fabrication, like building a new base plate or adapting a new Elite operator to an older concrete column, starts around $300 and goes up from there based on material and hours.
The price you get from us is the price on the invoice. We write it down before any work starts, and it includes the part, the labor, the prep, and the cleanup. We quote it in writing, and we don’t add a disposal fee or a trip charge after the fact. Every Elite welding and fabrication repair we do is covered by the 365-Day Done Right Promise: if the work doesn’t hold up, we make it right without an argument. And when we work inside your Tampa home on an operator replacement, we put on shoe covers and lay down drop cloths before we step inside. Your floors stay the way we found them, and we take a photo of the cleanup before we leave, every time.
We answer the phone with a live person 24 hours a day, seven days a week, and an estimate over the phone costs you nothing. The written price comes before the work, and that’s the number you’ll pay.

AfterDIY or Call Us?
If you’re an Elite owner in Tampa who’s comfortable checking things yourself, there are a few things you can safely do before calling us: look at the hinge brackets with a flashlight and check for visible cracks, wipe down a rust spot and see if the metal underneath is solid, and take a photo of the serial plate so you know your exact model. Those things help us give you a faster phone estimate.
What we don’t recommend doing yourself is anything involving welding, grinding, or structural repair on a gate that weighs several hundred pounds. A gate under tension from a sagging hinge can drop when you unbolt the bracket, and that’s a lot of mass coming down in a tight space. Same caution applies to the operator itself: the Elite operator mounts transfer considerable torque through those weld points, and if a mount breaks while the gate is mid-swing, someone standing nearby can get hurt. This is one repair where the right equipment and the right training matter, and it’s the reason we get called to undo a lot of well-intentioned DIY attempts. Tell us what the gate is doing, and we’ll tell you exactly what it needs. Call (850) 789-6299 and describe the symptom; we’ll tell you over the phone whether it’s a quick bracket swap or something more involved.
FAQs
Most factory Elite hinge brackets last 7 to 10 years in Tampa before the weld seams start to fatigue or rust, though gates within a mile of salt water often need them replaced in 5 to 7 years. If we’re replacing a bracket, we often recommend a coated or stainless option if your gate sits close to the bay, and that alone can double the lifespan. Call (850) 789-6299 and we can tell you whether your location makes that upgrade worth it.
Most cracked Elite gate frames can be repaired by cutting out the fatigued section and welding in a sleeve or gusset, and the repair is usually stronger than the original weld was. The exception is when the crack has spread through more than a third of the tube’s circumference or when the entire bottom rail is rusted thin from the inside. We’ll tell you which situation you have and quote the repair before we touch anything.
A hinge bracket replacement on a standard Elite swing gate in Tampa usually takes 2 to 3 hours including re-hanging the gate and testing the operator. Full frame reinforcement with fabrication typically runs half a day to a full day. When we arrive, we’ll give you a firm time estimate along with the written price, and you’ll know both before the work starts.
Yes. We carry the most common Elite hinge brackets, weld-on mounts, and reinforcement stock on our trucks, along with parts for LiftMaster, Mighty Mule, and Ghost Controls systems. If we don’t have an uncommon part on the truck, we can order it same week and schedule the install when it arrives. Call (850) 789-6299 to verify we’ve got what your gate needs before we roll out.
