Gate Repair Before & After in Tampa, FL

Anyone can tell you they fix gates. Seeing the work is different. A sagging driveway gate pulled square again, a latch that actually catches on the first try, an opener that hums instead of grinding. That’s what a before-and-after tells you in about four seconds, and it’s why we keep this page. These are the jobs we see in Tampa week after week, from Westchase to Seminole Heights to Davis Islands.

Recent Transformations

Sagging Steel Driveway Gate, Carrollwood

BeforeBeforeAfterAfter
Before: gate dragging on the concrete. After: level swing with rebuilt hinge posts.

The gate had dropped enough to carve a crescent into the driveway, and the post had started leaning toward the street. We dug out the failed post footing, set a new treated post in concrete, and welded fresh hinge barrels at the correct height. Same gate, repainted to match, now clears the ground by a consistent three inches through the full swing.

Electric Gate Opener That Stopped Mid-Travel, Seminole Heights

BeforeBeforeAfterAfter
Before: opener arm detached and hanging. After: remounted arm and reprogrammed travel limits on a LiftMaster operator.

This one taught us to check the bracket before blaming the board. The previous installer had bolted the opener arm to a hollow section of the gate frame, and the bolts had wallowed out the holes until the arm popped free. We drilled through to solid steel, installed a reinforcement plate, remounted the arm, and reset the travel limits so the gate stops an inch shy of both posts.

Wooden Pedestrian Gate With a Latch That Wouldn’t Catch, Hyde Park

BeforeBeforeAfterAfter
Before: latch plate missing the strike by half an inch. After: new latch and strike aligned, gate closes with a solid click.

Hyde Park humidity does a number on wooden gates, and this one had swelled and shifted until the latch tongue floated past the plate entirely. We planed the hinge side, shimmed the strike plate, and replaced the old thumb latch with a new self-latching model. Most standard gate-latch replacements run between $145 and $285, and the exact number was in writing before we touched anything.

Rusted-Out Cantilever Gate Rollers, Town ‘n’ Country

Technician using power tool to install hardware on metal security gate
Before: seized rollers and a gate that took two people to move. After: new sealed bearing rollers, one-hand operation.

The homeowners had lived with this gate for a year, thinking that’s just how cantilever gates moved. Seized rollers, rust from the salt air off Tampa Bay, and a track packed with debris. We pulled the gate, replaced the four roller assemblies with sealed bearing units, and cleaned the track. It now slides with one hand, and the 365-Day Done Right Promise covers every part of that repair.

Wrought Iron Gate With a Broken Hinge Weld, Ybor City

Technician using a power tool to repair a metal driveway gate
Before: torn hinge weld leaving the gate hanging on one point. After: rewelded hinge, reinforced gusset, and fresh touch-up paint.

Ybor City gates take constant vibration from the streetcar line, and it works welds loose over time. The hinge had torn away from the post, leaving the gate swinging on a single point. We ground back the old weld, rewelded the hinge with a reinforcing gusset plate, and touched up the paint to match the original patina. The gate swings true now, even when the trolley rumbles past.

Gate Installation With a Bad Concrete Pour, New Tampa

Professional contractor repairing a crack in a dark stone gate pillar
Before: new gate leaning two weeks after a different company’s install. After: posts reset in deep concrete footings, gate level and operating.

This was an installation someone else did, and it failed because the footings were too shallow for New Tampa’s sandy soil. We pulled both posts, augered down three feet, set the posts in fresh concrete, and re-hung the gate on the original hardware. Two years later it’s still square, which is exactly what we expect now that the posts are actually anchored.
